An HOA permit application must be completed by a resident and emailed to the committee member for the following exterior projects (regardless of whether or not you also need a county permit):
The application can be downloaded from the subdivision’s website at pcsouth.org. Click on “Permit Applications” on the homepage.
Details required on or attached with the application:
Tip: Many residents use a copy of their property’s survey report, or a drawing from the company who is doing the work. Some search through county records to obtain a plot map.
It is the homeowner’s responsibility to check the St. Charles County’s website and determine if a county permit must be sought for a particular project. If so, verification of the county’s approval must be provided with the HOA permit application. Note: The county regularly updates its website and often changes where to find information. The following path is current as of 12/8/2025:
Important Reminders
Building something on or within easement lines may create a problem for you if a utility company needs access. You must allow temporary access, even if that means opening up a fence or moving a shed. The committee reviewing your application will question any plans affecting easements.
The ACC has up to 30 days to respond to your permit application. The majority of the time, you will receive communication much sooner, however, DO NOT begin your project until your PC South application has been approved.
We appreciate our residents being mindful of the impact your project may have on the surrounding homeowners. If possible, mentioning your project to them is the neighborly way to go!
